Festive Season Home Buying in Kolkata: What Should You Compare?

The arrival of the festive season in Kolkata makes one think about new beginnings. Houses are renewed, families reunite, and for many individuals, the festive season marks their move towards the realisation of the dream of home ownership.

The festive season is also an interesting period for the housing sector with increased buyers’ interest in new projects and festive discounts. In the first half of 2026, Kolkata had 8,368 residential units sold, which was 2–3% higher year-on-year, stated Knight Frank India. On the other hand, there was sustained preference for bigger sizes among the buyers.

However, the festive spirit should not blind you to making hasty decisions.

In case you are considering buying flats in Kolkata, the more sensible approach would be to compare the aspects that really matter in your future life.

What Should You Compare When Buying Flats in Kolkata?

Compare the Location

While buying a luxury apartment in Kolkata during festivals, location is an important consideration.

Consider how conveniently accessible it is for you to get to your workplace, learning institutions, hospitals, commercial centres, transportation centres and important roads. Consider the development of the place over the next few years and its connectivity. It might be an excellent place on paper, but it has to be realistic as well.

The real question for buyers searching for a residential project in Kolkata is not just ‘Where is it?’ but ‘How good is this location for me?’

Compare the Price with the Total Cost

A festive offer can be appealing. But the number on the advertisement should never be the only number you compare.

Look at the overall cost of buying the luxury apartment in Kolkata, including applicable registration charges, stamp duty, parking, maintenance and other specified costs.

The West Bengal Directorate of Registration and Stamp Revenue provides official information on stamp duty and registration fees applicable to property transactions.

The better comparison is therefore not just price versus price but total cost versus total value.

Compare Carpet Area and Layout

When comparing residential projects in Kolkata, don’t get distracted by the biggest area figure.

The carpet area is the more meaningful measure of usable apartment space under RERA. The law defines it as the net usable floor area, subject to specified exclusions.

Compare how that space is planned:

• Is the living room actually comfortable?
• Are the bedrooms practical?
• Is there enough storage?
• Does the kitchen work for your family?
• Does the layout leave room for the way you want to live?

This comparison is particularly relevant now. During H1 2026, homes between 501 and 1,000 sq. ft. accounted for 58% of KMA registrations, while registrations for homes above 1,000 sq. ft. rose 112% year-on-year in June, according to Knight Frank data reported by PTI.

Compare the Amenities You Will Actually Use

Having more amenities does not guarantee that the house is better than other houses.

The amenities can be compared according to the way one lives their life. The needs for children and landscaping may come first to a family. Professionals may give priority to fitness and recreation. The need for community and leisure facilities can matter to bigger families.

When searching for a luxury apartment in Kolkata, do not focus on the number of amenities that the apartment has. Consider their quality and naturalness.

Our apartments at Oswal Group provide amenities like landscaping, fitness amenities, a swimming pool, a community area, and a leisure area.

Compare Construction Quality

The festive season is when homes are at their most visually appealing. But in Kolkata, when you’re about to buy a good flat, it always goes beyond what looks good.

Compare the actual specifications for flooring, doors and windows, electrical fittings, plumbing, wall finishes and other construction elements.

At Oswal Group, project specifications are clearly detailed across our developments, including construction, doors and windows, fittings and internal finishes.

The flat you buy in Kolkata should be built for everyday life, not just a great first impression.

Compare the Developer’s Track Record

Two apartments can look similar on paper. The difference can lie in who is building them.

Before choosing a residential project in Kolkata, compare the developer’s completed work, delivery experience, transparency and approach to customer support.

At Oswal Group, our current portfolio records 1,057 happy families and 13.55 lakh sq. ft. completed, reflecting our experience in residential development across Kolkata.

For us, a home purchase should be supported by confidence in the developer behind it.

Compare RERA and Project Documentation

Special offers during festive periods may induce urgent action. Documenting will take some time.

Prior to making your bookings, it is necessary to confirm the relevant RERA registration of the project in question through the West Bengal Real Estate Regulatory Authority. WBRERA has made the database available on its website that contains registered projects and their details.

Check the documents against what has been offered to you. They must match.

Before You Buy, Make One Final Comparison

After comparing different homes, put everything together. That is the real comparison.

Kolkata’s residential market continues to see active development across established and emerging corridors. Cushman & Wakefield recorded 2,511 residential launches in Q3 2026, with Rajarhat and peripheral locations among the leading sources of new supply.

So there is no shortage of choice.

The opportunity is to choose the home that offers the right balance of everything that matters.

At Oswal Group, we believe a festive-season flat purchase in Kolkata should be about more than finding a good offer. It should be about finding a home that continues to feel like the right choice long after the Puja lights come down.
